Banking

Opening and managing bank accounts in Portugal as a resident or non-resident.

Essential

Opening a Portuguese Bank Account

You will need your NIF (Número de Identificação Fiscal), passport or ID card, proof of address (utility bill or bank statement), and proof of income or employment. Most banks require an in-person visit for initial setup, though some now accept remote applications for EU citizens.

Directory

Major Banks

Portugal's five largest retail banks: Caixa Geral de Depósitos (state-owned, widest branch network), Millennium BCP (largest private bank), Novo Banco (strong digital services), Santander Portugal (part of Santander Group), and BPI (owned by CaixaBank). All operate English-language services in the Algarve.

Digital

Online Banking

Digital-first options include ActivoBank (free current account, Millennium BCP subsidiary), Moey! (mobile-only, Crédito Agrícola group), and Revolut (EU banking licence, multi-currency). These typically offer zero maintenance fees and instant SEPA transfers.

Non-Resident

Non-Resident Accounts

Non-residents can open accounts at most Portuguese banks. Requirements include a valid NIF (obtainable via a fiscal representative), passport, and proof of foreign address. Some limitations apply: credit products may be restricted, and enhanced due diligence checks are standard for non-EU nationals.

Transfers

SWIFT & IBAN

Portuguese IBANs follow the format PT50 followed by 21 digits (4-digit bank code, 4-digit branch code, 11-digit account number, 2 check digits). SWIFT/BIC codes for major banks: CGDIPTPL (CGD), BCOMPTPL (Millennium BCP), NOVAPTXX (Novo Banco).

Costs

Bank Fees

Typical charges: account maintenance €3-8/month (many waive for salary accounts), debit card €12-18/year, credit card €20-40/year, international transfer €10-25 per transaction. ATM withdrawals from your own bank are free; other banks' ATMs charge €0.50-1.00 after the second monthly withdrawal via Multibanco.

Mortgages & Property Finance

Portuguese mortgage options for residents and non-residents purchasing property in the Algarve.

Overview

Portuguese Mortgages

Non-residents can typically borrow 60-70% LTV (up to 80-90% for residents). Most mortgages are variable rate, linked to 6 or 12-month Euribor plus a spread of 0.9-1.5%. Fixed rates available for 5-10 year periods at 2.5-4%. Maximum terms usually 30 years, with repayment by age 75.

Process

Mortgage Process

12 key steps: pre-approval enquiry, NIF and bank account setup, document submission, bank valuation (averages €250-350), formal approval, FINE (binding mortgage offer), notary appointment, deed signing (escritura), mortgage registration at Land Registry, stamp duty payment (0.8% on mortgage value), insurance setup, first repayment.

Non-Resident

Non-Resident Mortgages

Documents required: passport, NIF, last 3 years' tax returns, 6 months' bank statements, employment contract or accountant's letter, proof of other property/assets. Deposit: typically 30-40% for non-residents. Income multiple: generally 30-35% of net monthly income as maximum repayment.

Short-Term

Bridging Finance

Short-term financing for property renovation or development projects. Portuguese banks offer construction-phase lending (usually released in tranches tied to build progress). Terms of 12-24 months typical. Interest rates higher than standard mortgages: 4-6%. Alternative: UK bridging lenders who accept Portuguese property as security.

Currency & Transfers

Moving money between the UK and Portugal: exchange rates, transfer services and strategies to manage currency risk.

1

GBP to EUR Transfers

Specialist transfer services typically offer rates 1-3% better than high street banks. Key providers: Wise (mid-market rate plus transparent fee of 0.4-0.6%), Currencies Direct (no transfer fees, dedicated dealer), OFX (competitive for large amounts over £10,000). Always compare the total cost including fees and margin, not just the headline rate.

2

Regular Payment Setup

If you need to send money monthly for a Portuguese mortgage, bills or living costs, most specialist providers offer regular payment plans. These automate the transfer on a set date each month. Some providers offer preferential rates for regular transfers. You can usually set a minimum and maximum rate band to protect against adverse movements.

3

Forward Contracts

Lock in today's exchange rate for a transfer up to 24 months ahead. Particularly useful when purchasing property: you can fix the sterling cost of your euro purchase price at the point of agreeing a sale, removing the risk of rate movements before completion. Typically requires a 10% deposit. Available from most specialist currency providers.

4

Currency Risk

GBP/EUR has fluctuated between 1.05 and 1.20 in recent years. A 10% adverse move on a €300,000 property purchase adds roughly £27,000 to the cost. Hedging strategies include forward contracts, limit orders (automatic transfer when rate hits your target), and splitting large transfers across multiple dates to average out the rate.

5

Receiving UK Pension in Portugal

State pension: paid in GBP to a UK account or directly to a Portuguese account (converted at HMRC's rate). Under the UK-Portugal Double Taxation Agreement, UK government pensions are taxed only in the UK; private pensions are taxable in Portugal under standard tax rules (the NHR regime closed to new applicants from 1 January 2024; existing holders retain benefits for 10 years). S1 form holders can access Portuguese public healthcare (SNS). HMRC form DT/Individual required to claim DTA relief.

6

SEPA Payments

Single Euro Payments Area transfers between eurozone bank accounts arrive within one business day and cost the same as a domestic transfer (often free). Useful for paying Portuguese bills from another EU account. SEPA credit transfers are capped at €999,999,999.99 per transaction. SEPA instant (SCT Inst) settles within 10 seconds and is supported by most Portuguese banks.

Cost of Living

Typical monthly and annual costs for expats living in the Algarve (2025/2026 estimates).

Rent: 2-Bed Apartment €800-1,400/mo
Groceries (couple) €300-500/mo
Utilities (electricity, water, gas) €100-180/mo
Dining Out €10-25/meal
Petrol €1.55-1.70/L
Private Health Insurance €50-150/mo
Council Tax / IMI €200-800/yr
Internet & Mobile €30-45/mo

Insurance

Key insurance products for expats and property owners in Portugal.

1

Health Insurance

Portugal's public health system (SNS) is available to residents and S1 form holders. Quality is generally good but waiting times can be long for specialists. Private health insurance (from Multicare, Médis, AdvanceCare, Allianz) costs €50-150/month depending on age and coverage. Many expats use a combination: SNS for emergencies, private for routine and specialist care. ADSE is available to public sector workers.

2

Home Insurance

Mandatory for mortgaged properties (seguro multirisco). Covers fire, storm, flood, theft and liability. Annual cost: €150-400 for a typical Algarve apartment or villa. Even without a mortgage, home insurance is strongly recommended. Buildings insurance is separate from contents. Condominium buildings insurance is managed by the owners' association.

3

Car Insurance

Third-party liability insurance (seguro contra terceiros) is mandatory for all vehicles registered in Portugal. All-risk (todos os riscos) adds own-damage, theft and windscreen cover. Major insurers: Fidelidade, Tranquilidade, Allianz, Liberty. Annual cost: €250-600 depending on vehicle and driver history. No-claims bonus from the UK is sometimes accepted if documented.

4

Life Insurance

Required by most Portuguese mortgage lenders as a condition of the loan (seguro de vida crédito habitação). Covers the outstanding mortgage balance in the event of death or permanent disability. You are not obliged to take the lender's own policy: external policies are usually cheaper. Annual cost varies significantly by age and loan amount. Decreasing term policies reduce the premium as the mortgage balance falls.

5

Travel Insurance

UK nationals in Portugal with an S1 form (pensioners, posted workers) can access the SNS and are covered for necessary treatment. EHIC/GHIC cards cover temporary visits for necessary treatment. For extended stays, a dedicated expat health policy is more appropriate than travel insurance. Standard travel insurance rarely covers pre-existing conditions or ongoing treatment.

6

Earthquake Insurance

Not mandatory but recommended in the Algarve, which sits in a seismic zone (the 1755 earthquake destroyed much of the region). Standard multirisco policies may not cover earthquake damage: check the policy wording carefully. Specific seismic cover (seguro sísmico) is available as an add-on. Annual cost is modest: typically €30-80 for a standard property. Earthquake risk in Portugal is supervised by the ASF (Autoridade de Supervisão de Seguros e Fundos de Pensões).

Frequently Asked Questions

Common questions about managing money in Portugal.

Q

Do I need a NIF to open a bank account?

Yes. A Número de Identificação Fiscal (NIF) is required by all Portuguese banks. Non-residents can obtain one through a fiscal representative or directly at a local tax office (Finanças). EU citizens can now apply without a fiscal representative.

Q

Can I get a mortgage as a non-resident?

Yes. Most Portuguese banks offer mortgages to non-residents, typically at 60-70% LTV. You will need proof of income, tax returns, and bank statements. The process takes 4-8 weeks from application to approval.

Q

What is the cheapest way to send money to Portugal?

Specialist transfer services (Wise, Currencies Direct, OFX) typically offer rates 1-3% better than banks. For large sums (property purchases), a forward contract can lock the rate and remove uncertainty. SEPA transfers within the eurozone are usually free or very low cost.

Q

Is health insurance mandatory in Portugal?

Not legally mandatory for residents, but required for certain visa applications (D7 passive income visa, Digital Nomad visa). The public SNS system is available to registered residents. Private insurance is recommended for faster access to specialists and English-speaking practitioners.

Q

What taxes apply to property purchase?

IMT (property transfer tax): 1-8% on a sliding scale based on property value and type. Stamp duty (Imposto de Selo): 0.8% of purchase price. Notary and registry fees: approximately €1,000-1,500. Annual property tax (IMI): 0.3-0.45% of the tax value (valor patrimonial tributário), payable yearly.
